For Bil Rodgers
In May 2001, a decision was made to build a house on a piece of country property. This first order of business was to locate a builder / contractor with a good reputation. Before the final decision was made, it was imperative to contact references of the selected builder. Consequently, Mr. Rodgers, owner of Dramatic Designs, was asked to provide names of individuals whom he had built a home, preferably names with which he had experienced some problems on the project. Mr. Rodgers provided a list of all the individuals from whom he had constructed a home within the last year. Following is a synopsis of the information, which was obtained from five of the seven names provided. Summary Based on the information shared with me by these contacts, it is my belief that Bil Rodgers of Dramatic Designs would rate in the top 10% of all builders in this area. These references provided me with enough information to make an informative decision that Bil Rodgers is fair, honest, dependable, flexible, takes pride in his work, and his crews are an asset to his organization. The decision to contact with Bil Rodgers of dramatic Design was an easy one to make speaking with his references. Independent Survey prepared by: Specific comments “Very happy with the house.” “Very nice for the money.” “Excellent quality.” “Bil easily handled our unique needs” “Overall, a good experience and we enjoyed his crew people” “We’d be happy to show you our house, anytime. Just call.” “Bil is very fair with his pricing.” “We were able to make any changes we wanted during the process and the changes were reasonably priced.” “Some problems with the finished house, but we are confident that those things will be fixed.” Following is a summary of the references: Q: Quality of workmanship as expected? A: All references indicated great satisfaction in the finished project. Quality was rated as “very high” such as would generally be found in higher priced houses. Details were not overlooked. Q: Crew members easy to work with? A: All references believe that the crew members are the biggest assets of the company, especially the expeditor. Crew members are easy to talk to and readily answer all questions during construction. Additionally, crew members may suggest changes that would make the finished house better and / or more efficient. Crew members never made customers feel stupid by asking a question. Customers allowed access to house at any time. Q: Completion of project w/in timeframe? A: Only one individual indicated a problem with the schedule. When further questioned, the delay was because of weather - related issues. All others agreed the schedule was met or exceeded. Q: Would you hire Bil again as the general contractor? A: All references said, “Yes.” Overall, references agreed that Bil is an easy-going person who is serious about having satisfied customers and will work with the customer towards that end result. There was indication that some things should be handled differently i.e. sticking to the schedule better, verifying allowances are accurate and obtaining copies of invoices. Q: Overruns on estimated project cost? A: Some concerns regarding amounts of allowances. Suggestions ranged from shopping the suppliers prior to signing of contract to make sure every item accounted for prior to signing of contract. Q: Problems with suppliers? A: Generally satisfied with suppliers, especially plumbing suppler. Some problems with appliance supplier and one individual concerned about a 40 mile drive to select the cabinetry. One individual felt that one of the assigned salespeople at the lumber supplier is a very nice guy but not detail-oriented enough and had to be reminded to get various items requested. Felt the electrician was very flexible and willing to add an outlet or switch without any problems. Q: Problems with wording of contract? A: Some changes were made to wording prior to signing. If questioned about language Gil was able to explain rationale. Suggestion of obtaining copies of invoices from suppliers. |
